This market report is to cover RENTALS in the Silver Spring Md. 20901 zip code.  At the time of this report (11/03/09) there are 22 units available for rent in the area cover by this report.  Currently there are only two rentals in the zip code where the application to rent has been accepted by the landlord, but the lease not yet signed.

Since October 1st, 2009 there have been a total of 10 leases signed to rent homes in the report area, with the average time on market being nearly two months (59 days).  Some of the homes are condo, townhouses, and couple of detached home too.

One Bedroom

Currently there are three one-bedroom units on the market for rent.  The least expensive unit is for $1025/month while the most expensive is $1395/month, with the average being $1223/month.  While the most recent rental has been on the market for less than three weeks (19 day) the longest has been on the market for just over one month (34 days), with the average being just under one month (27 days).

 At this time there are no applications being considered by landlords to rent one-bedroom units in the report area.  Since October 1st, 2009 only one one-bedroom unit has had a lease signed on it.  This apartment was rented for $1375 after being on the market for less than two months (57 days).

Two bedroom

Currently there are five two-bedroom units on the market for rent.  The least expensive unit is for $1295/month while the most expensive is $1600/month, with the average being $1468/month.  While the most recent rental has been on the market for less than one week (4 days) with the current Realtor, the longest has been on the market for just over three months (96 days), with the average being less than two months (43 days).

At this time there are no applications being considered by landlords to rent two-bedroom units in the report area. Since October 1st, 2009, no two-bedroom units have had leases signed in the report area. 

Three Bedroom

Clearly the majority of the rentals in this zip code are the ten three-bedroom units on the market for rent.  The least expensive unit is for $1550/month while the most expensive is $2300/month, with the average being $2007/month.  While the most recent one has been on the market for less than a week (1 day) the longest has been on the market for nearly three months (86 days), with the average approaching two months (45 days).

At this time there are two applications on three-bedroom units being considered by landlords to rent three-bedroom units in the report area.  The least expensive of these home was listed for $1400, the most expensive being $1875/month, with the average being $1638/month.  The days on market ranged from less than two weeks (11 days) to just nearly a month (31 days), with the average being three weeks (21 days).

Since October 1st, 2009, four three-bedroom units have has leases signed in the report area.  The least expensive of these home was rented for $1425, the most expensive being $2000/month, with the average being $1706/month.  The days on market ranged from a month (33 days) to just over two months (68 days), with the average being just short of two months (55 days).

Four Bedrooms

Currently there are just three four-bedroom units on the market for rent.  The least expensive unit is for $1895/month while the most expensive is $2800/month, with the average being $2430/month.  While the most recent one has been on the market for less than a week (1 day) the longest has been on the market for a little over one month (33 days) with their current Realtors, with the average being nearly three weeks (18 days).

At this time there are no four-bedroom rental in the area of this report for which an application has been accept and the lease not signed.

Since October 1st, 2009, five four-bedroom units have has leases signed in the report area.  The least expensive of these home was rented for $1925, the most expensive being $2000/month, with the average being $1965/month.  The days on market ranged from nearly three weeks (17 days) to approaching four months (110 days), with the average being nearly two months (62 days).

Five Bedrooms

Currently there is only one five-bedroom unit on the market for rent.  This home listed at $2800/month has been on the market for just about two months (51 days).

At this time there are no applications being considered by landlords to rent five-bedroom units in the report area. Since October 1st, 2009, no five-bedroom units have had leases signed in the report area.

 Six Bedrooms

Currently there is one six-bedroom detached home on the market for rent in the area covered by this report. This home is located on approximately a fifth of an acre (.19 ac), has a two car garage, and fireplace.  The home is listed for $2700/month and has been on the market for just over a month (32 days).

At this time there are no applications being considered by landlords to rent six-bedroom homes in the report area.  Since October 1st, 2009 no six-bedroom homes have had a lease signed on it.
