Leisure World of Maryland - Patio Home Sales - Market report - October 2009

At this time (10/24/09) there are 28 patio homes on the market for sale in the senior citizens community of Leisure World in Silver Spring Maryland 20906. The least expensive is a one bedroom one bath home; on the market for $107,900. While there is a four-bedroom home on the market, the most expensive is a three bedroom two baths semi-detached home listed for $359,000. The average price for this set of homes is $240,968. The average time on market with the current Realtor is over five months (164 days).

The only one-bedroom piggy-back home on the market for sale in Leisure World is currently listed for $107,900, and has been on the market with the current Realtor for a little over a month (40 days).

There is no one-bedroom homes under contract at the time of this report, nor has one been sold during the period for which this report is been written for.

At the time of this report there are five two-bedroom one bath homes on the market for sale range in list price from $175,000 to $202,213, with the average being $193,603. Days on market with their current Realtor range from three weeks (21 days) to one year (415 days), with the average being just about five months (156 days).

Silver Spring Md. Leisure World CO-OP Market Report October 2009

This market report is to cover the CO-OPs in the senior citizen community of Leisure World in Silver Spring Maryland 20906. At the time of this report (10/14/09) there are 32 Co-Ops on the market FOR SALE or FOR RENT in this community. The configurations of these units range from a studio apartment with 635 sq ft of living space to townhouse with 1600 sq ft. There are two on the market FOR RENT at this time and the other 30 are listed for sale.

FOR RENT

There is one one-bedroom CO-OP FOR RENT at this time, it a studio apartment listed at $900/month and it has been on the market for just over three months (93 days) with the same Realtor. The other CO-OP for rent is a two-bedroom one bath model listed for $1000/month and has been on the market for only 8 days at the time of this report.

At the time of this report there are no applications FOR RENT that have been accepted and lease not yet signed.

No CO-OP has been rented since August 1^st of 2009.

At the time of this report there are eight one-bedroom one bath CO-OP units on the market FOR SALE in Leisure World. The sizes of these apartments range from a studio of 635 sq ft to a apartment with 1014 sq. ft. of living space. The days on market range from a short as less than a week (2 days) to a over seven months (223 days), with the average being just about three months (93 days).

At the time of this report there are three one-bedroom one bath CO-OPS under contract in Leisure World. The last known list prices of these home where $43,000 and $46,000, for an average of $44,000. This market report is to cover the Townhouses in the senior citizen community of Leisure World in Silver Spring Maryland 20906. At the time of this report (10/01/09) there are nine Townhouses on the market FOR SALE and none FOR RENT in this community. While all the homes have two bedrooms some have two full baths and only one half bath, the others come with only one full bath and one half bath. Three townhouses are under some form of contact at this time,

At the time of this report there are four two-bedroom one bath TOWNHOUSE units on the market FOR SALE in Leisure World. The prices range from a low of $109,000 to a high of $159,000, with the average being $125,725. The days on market range with the current Realtor from about two months (57 days) to a over two years (868 days), with the average being just about a year (349 days).

At the time of this report there are two two-bedroom one bath two half bath TOWNHOUSES under contract in Leisure World. The last known list prices of these home where $129,000 and $198,000, for an average of $163,500. At the time of this report (09/11/09) there are 32 Co-Ops on the market FOR SALE or FOR RENT in this community. The configurations of these units range from a studio apartment with 635 sq ft of living space to townhouse with 1600 sq ft. There is only one on the market FOR RENT at this time and 31 listed for sale.

The only CO-OP FOR RENT at this time is a studio apartment listed at $900/month and it has been on the market for just over two months (63 days).

Leisure World of Maryland - Market Report - Rentals - August 2009

This market report details the rental activity in the senior citizens' community of Leisure World in Silver Spring, Maryland. The report period is for activity during the month of August 2009. At the time of this report (9/3/2009), there are a total of 41 homes on the market for rent. The rents of these homes range from $900 for a one-bedroom garden apartment condo to $1,825 per month for a two-bedroom high-rise condo. The average rent for these homes is $1,304. No significant change in the number of homes on the market of the average list price, since last month. While the longest has been on the market for over a year now (398 days), the average time on the market is near three months (84 days). During the month of August, while 10 units were added to the market 14 units were rented or applications to rent were taken.

One Bedroom

Ten of the 41 apartments on the market for rent are one-bedroom units ranging in rent from $900 to $1,300, with the average being $1033. Only three of the ten are new to the market since August 1st, the longest on the market for nearly nine months (265 days), the average being just over two and a half months (79 days).

Two one-bedroom apartments currently have an application to rent being processed at this time. The days on market for these two homes were just over two weeks (17 days) and just over a month (37 days). The last known listed rents were $1,050 and $1,100 for the apartments.

Three one-bedroom apartments were also rented during the month, ranging in rent from $1,000 to $1,095, with the average being $1.038. Days on market for these apartments ranged from less than three weeks (19 days) to near a month and a half (43 days) with the average being near one month (31 days).

Two Bedrooms

Clearly a majority of the homes on the market for rent (29 of the 41) are the two bedroom apartments. These range in rent from $950 to $1,825 per month, with the average being $1,342. While ten of the units were brought to the market in August the longest has been on the market for over (398 days), the average again being nearly three months (98 days).

A total of five two-bedroom apartments have applications to rent are being processed at this time. The last know rents for these apartments ranged from $1,000 to $1,350 per month, with the average being $1,130. These units were on the market from just over two weeks (19 days) to very nearly five months (146 days).

Nine two-bedroom apartments were rented during the month of August. The rents on these apartments ranged from $1,000 to $1,550, with the average being $1,252. The average number of days these homes were on market was nearly 3 months (88 days). The longest period was a nearly eight months (253 days).

Three Bedrooms

Currently there are seven three-bedroom rentals on the market for rent. The listed rents for these homes ranged from $1,350 to $1,750, averaging $1,600 per month. While two of these seven apartments are new to the market this month, the longest has been on the market for near six months (176 days), averaging time on market being about two and a half months (72 days).

Only two three-bedroom apartment was rented during the month of July. These apartment rented for $1,050 and $2,100, and had been on the market for an average of two months (57 days).

Four Bedrooms

The only four-bedroom home on the market for rent last month was withdrawn in August.

At this time (9/4/09) there are 32 patio homes on the market for sale in the senior citizens community of Leisure World in Silver Springs Maryland. While there are two bedroom one bath homes on the market, the least expensive is a two bedroom two bath semi-detached home with a two car garage; on the market for $174,500. The most expensive is a three bedroom two bath semi-detached home in which a previous owner converted the garage into more living space. The owner has this home listed for $379,000.

The six two-bedroom one bath homes on the market for sale range in list price from $175,000 to $222,500, with the average being $200,233. Days on market range from just over two weeks (19 days) to one year (364 days), with the average being just about six months (182 days).

There are no two-bedroom patio homes under any form of contract at this time. Since August 1^st one two-bedroom one bath patio home sold. The closing price of this home was $200,000 and it was on the market for nearly nine months (272 days).

There are six two-bedroom two bath semi-detached homes on the market for sale too. Leisure World of Maryland - 1br 1ba - Highland Model

The Highland models are unique among the one-bedroom condos in Leisure World of Maryland. These one-bedroom one-bath homes with 867 square feet of living space are only located on the ground floor of selected garden apartment buildings. The spacious eat-in kitchen has a large window to look out of while eating one’s meals. Each apartment has a separate dining room and living room along with a patio which is accessible via the sliding glass door from the living room. The master bedroom includes a large walk-in closet, and the separate laundry room comes with a full size washer and dryer. Heat is electric baseboard with three zones of operation. Cooking too uses electricity which, in most cases, is included in the monthly condo fee.

Leisure World of Maryland - 2br 2ba - Warfield Models

The Warfield and Warfield Deluxe models are among the two-bedroom two-bath condo garden apartments found in Leisure World of Maryland. These single level apartments are located on all three floors of a several garden apartment buildings with elevator access to each floor. The Warfield contains home contain 1043 square feet, while the Warfield Deluxe has 1136 square feet of living space.

The spacious eat-in kitchen has a large window to look out of will eating meals. There is also separate dining room and ample living room. Reach the patio/balcony via the sliding glass door in the living room. Most previous owners have enclosed these for additional space. The separate laundry room contains a full size washer and dryer, and the second bedroom is just across the hall from the second bathroom. The master bedroom and bath are at the end of the hall, with a huge walk-in closet. The additional space in the Warfield Deluxe is used for a sitting room off the master bedroom. Apartments on the top floor have cathedral ceilings in the living and dining room, which gives one the feeling of more space. Heating is electric baseboard with three zones of control. In most of these homes electricity is included in the monthly condo fee.

One of the three-bedroom two-bath condo models in Leisure World of Maryland is the Ellicott. This spacious garden apartment has 1340 square feet of living space. . These single level apartments are located on all three floors of a several garden apartment buildings with elevator access to each floor.

The eat-in kitchen has a large window to look out of while eating meals. There is also a separate dining room and ample living room. Reach the patio/balcony via the sliding glass door in the living room. Most previous owners have enclosed these for additional space. This market report details the rental activity in a senior citizens community of Leisure World in Silver Spring Maryland. The report period is for February 2009. At the time of this report (3/8/2009), there are a total of 50 homes on the market for rent. The rents of these homes range from one-bedroom co-ops listed for $800, including utilities to a four-bedroom detached home for $2800 per month, with the average rent for these homes is $1,134. Sixteen of these are new to the market during the month, down slightly from the 28 which were added during February of 2008. While the longest has been on the market for over a year (404 days), the average time on the market is just short of three months (88 days). During the month of February, thirteen units were rented or applications to rent were taken.

1 Bedroom

Eight of the 50 apartments are one-bedroom units ranging in rent from $800 to $1,150, with the average being near one thousand. Two of these eight were new to the market during the month, the longest on the market for over nine months (277 days), the average being near three months (99 days).

Three one-bedrooms were rented or applications taken during the month, ranging in rent from $900 to $1,100, days on market ranged from near two months to just over four months with the average being three months (88 days).

2 Bedrooms

Clearly a majority of the homes on the market (34 of the 50) for rent are the two bedroom apartments. These range in rent from $1,100 to $1,950 per month, with the average being near $1,400. While ten of the units were brought to the market in February the longest on the market is nearly ten months (289 days), the average again being near three months (80 days).

Seven two-bedroom apartments were rented or applications to rent were taken during the month. The rents on these apartments ranged from $1,100 to $1,500, with the average being $1,264. The average days these homes were on market were just over two months (71 days). The longest period was a little over four and a half months (137 days).

3 Bedrooms

Currently there are seven three-bedroom rentals on the market for rent. The listed rents for these homes ranged from $1,350 to $1,900, with the average being $1,550. While three of these homes were new to the market during the month, the longest has been on the market for over thirteen-months (404 days), with the average again being near three months (93 days).

Only three three-bedroom apartments rented during the month of February. They rented for $1,100 to $1,700 with the average being $1,425 per month. The days on the market ranged from less than one month (23 days) to nearly two months (62 days); with the average being nearly a month and a half (46 days).

4 Bedrooms

There is only one four-bedroom home on the market for rent at this time. This detached home with attached two car garage is listed for rent at $2,800 a month and has been on the market for just over two weeks (17 days). No other similar home rented last month.

Leisure World of Maryland - 1 Bedroom - Arbor Model

Among the many Leisure World of Maryland models is a one bedroom garden apartment called the ARBOR. These homes are located on all four floors of a garden apartment building with two elevators. All of them have forced hot air heat, electric cooking, and central air conditioning. These units are designed around 803 square feet of living space, including an eat-in kitchen, living room, dining room, one full bath and a half bath, along with a spacious bedroom. Closets off the Master bedroom include a large walk-in, and a second one containing a stackable washer/dryer. Some of the previous owners have closed in the opening between the living room and dining room to create a second bedroom.

Each home comes with an assigned parking space. The monthly condo fee includes water, sewer, and basic cable. No need to leave the building to get your mail and the Leisure World bus come up to the front door of the building.

Leisure World of Maryland - 2 bedroom - Balsam Model

Among the two-bedroom two-bath garden apartments in Leisure World of Maryland we find the BALSAM model. These homes are located on all four floors of a garden apartment building with two elevators. All of them have forced hot air heat, electric cooking, and central air conditioning. These units are designed around 915 square feet of living space, including an eat-in kitchen, living room, dining room, two full baths (one with a tub in one and shower in the other), Master and second bedroom. Some 48 units in Leisure World of Maryland, Silver Springs are currently FOR RENT. Their rents range from a low of $800 a month for a one-bedroom co-op to $2800 a month for a four-bedroom 3-bath unit with an attached two car garage. Some of these rentals include utilities and all include use of Leisure World Amenities and your condo/co-op/HOA fees.

While the most recent addition to the list was this week the longest on the market has been there for over a year (387 days), with the average being very close to three months (91 days).
